Sterling Court is an independent living apartment community designed for older adults seeking a maintenance-free lifestyle with built-in conveniences, dining, and social connection.

Residency is generally intended for adults aged 62 and older.

Sterling Court is an independent living community. A limited number of assisted living units are offered.

Sterling Court is independently and locally owned and operated.

Studio, one-bedroom, and two-bedroom apartment homes are offered, subject to availability. Most units include a private balcony or patio. Floor preferences may be discussed during your tour.

Apartments are typically unfurnished, allowing personal furnishings to be used.

Certain apartment types may have a waiting list depending on demand.

The community includes secured entrance and garage access, emergency call systems, and 24-hour staff coverage.

Sterling Court is offered as a rental community with monthly rent based on apartment type and availability. Currently, as of March 18, 2026, 1-bedroom prices begin at $6,350 per month, all inclusive.

No buy-in or entrance fee is required.

Rental terms are month-to-month and no long-term contract is required.

Sterling Court is not an income-based or low-income community. Below-market-rate units are not offered.

Additional costs include Pacific Gas & Electric (apartments are individually metered), and may include pet fees, lunch, and optional services like a land phone line or streaming services. A full cost breakdown is provided prior to application.

A gourmet, personal chef-prepared dinner is provided daily in the community dining room. Meals are selected from a menu, with a variety of options offered regularly and dietary restrictions considered.

Breakfast and lunch are typically prepared independently within each apartment, but lunch is offered in the community dining room at an additional fee.

Weekly housekeeping is included.

Transportation is provided for appointments, shopping, and select outings.

A monthly calendar of social, fitness, and enrichment activities is offered. A sample newsletter found on this website is available for a detailed calendar.

Personal care services such as medication management, bathing, or dressing assistance are not provided for the independent living units. Outside contract care providers may be permitted in the independent living units.

Many apartments and common areas are designed to accommodate mobility aids. Apartment-specific accessibility details are discussed during tours.

High-speed Wi-Fi and Direct TV are included. 

Community laundry facilities are available.

On-site, secure, underground parking is available for residents and guests.

Community outdoor spaces are available for resident enjoyment. Individual balconies or patios are available for planters.

Small pets are welcomed, subject to guidelines and applicable fees.

Availability for pet-friendly apartments may vary.

Short-term stays may be available based on availability and management approval.

Sterling Court is just 2 blocks from downtown Burlingame shops and restaurants. Mills Peninsula Medical Center is 3 miles away. The San Francisco International Airport is less than a 15 minute drive.
